DP1 Community Development District
DP1 Community Development District (CDD),consisting of 261.36 acres of land, generally located north of Russell Sampson Road, west of I-95, east of St. Johns Parkway and south of Race Track Road.
The DP1 Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on July 24, 2017 by the Board of County Commissioners, St. Johns County, Florida Ordinance No. 2017-35, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The DP1 CDD encompasses is comprised of 261.4 acres located in St. johns County Florida as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities. The site consists of two parcels which are separates by the newly constructed segment of State Road 9B (SR 9B). Parcel 1 is approximately 230.6 acres and lies west of SR 9B and south of Race Track Road. Its western and southerly border is Durbin Creek. Parcel 2 is approximately 30.8 acres and lies east of SR9B and south of Race Track Road. The property to the east is currently a family homestead. Its southerly border is primarily wetlands.
